CONTEMPORARY COASTAL CONSTRUCTION IN CAROLINA BEACH

In 2019, Brian McCorkle of Port City Capital and Quinn Marlow of Marlow Construction, met by happenstance on the island of Carolina Beach. After discovering that they not only shared similar careers, but strong personalities and work ethic, the pair decided to put their friendship to the test and partner on their first project together, a three-story townhome located at 1007 N. Carolina Beach Avenue.

“Throughout that initial project, I gained an immense amount of trust in Quinn, his team, and the craftsmanship he put into “Marlow homes,” says McCorkle. “Quinn’s trustworthiness and great communication skills, as well as Marlow Construction’s stellar reputation amongst those who worked with Quinn or owned a “Marlow home,” proved to offer everything you could ask for in a partner or a friend.” Upon completion of their first project in 2021, it was evident that Port City Capital and Marlow Construction made a great team, and the two companies have continued to foster this partnership and have undertaken 30 projects together in Carolina Beach ever since.



Port City Capital is an investment and development company founded, owned and managed by Brian McCorkle. After enjoying the real estate boom from 2002-2007 and selling a successful real estate portfolio, Brian re-invented his real estate business and founded Port City Capital in 2016. Since its founding, Port City Capital has experienced tremendous growth and established itself as a reputable developer in southeastern North Carolina, engaging in a variety of projects including historic renovations, fix and flips, land development and new construction spec homes. More recently, Port City Capital has primarily focused its attention on building new construction spec homes on Carolina Beach, with a mix of both single-family and multi-family plans that have proven to be desirable to buyers as primary residences, second homes and vacation rentals.

Port City Capital partners with Marlow Construction, a local construction company founded, owned and managed by Quinn Marlow, who holds the National Association of State Contractors Licensing Agencies (NASCLA) credential and is licensed for both residential and commercial projects. With its primary focus on customer relationships, excellence and doing things right the first time, Marlow Construction is comprised of experts in their fields and quality subcontractors that ensure timely delivery and an exceptional quality product. Marlow Construction works directly with Quinn’s brother, Hart Marlow, an architectural designer with a Design + Build team based out of New York City, who provides Marlow Construction with unique and creative approaches to design in its trademark coastal modern/contemporary homes.


The Partnership


Port City Capital finances the purchase of real property and construction of projects, while Marlow Construction manages design, permitting and construction of projects. Despite their distinct roles, the two companies work hand-in-hand on each project, working together at each step of the process from conception through completion to ensure that the finished product wows the crowd. On each project, Port City Capital and Marlow Construction work collectively to identify and purchase ideal project properties, determine the best-suited site and building plans, materials and design features to include on each project, and ensure that buyers immediately fall in love with their new home.

Marlow Construction’s commitment to perfecting fine design details on the interior and exterior of “Marlow homes” is what makes them stand out from the crowd of coastal homes throughout the area. Specific elements that Quinn deems to be of particular importance in creating a “Marlow home,” are the rooflines, natural interior lighting and simplicity to showcase the surroundings.

Upcoming Projects


After partnering on dozens of individual single-family home and townhome projects, Port City Capital and Marlow Construction are now undertaking larger projects. During the summer of 2022, land development commenced on their largest undertaking in Carolina Beach to date —Hidden Cove Place, a neighborhood to be located on N. 7th Street in Carolina Beach, comprised of 8 homes, a community pool, and featuring 3 new Marlow home designs of varying square footage. These homes are expected to be completed later this year.
